Our Apartment Investing or Multi Family Asset Management (MFAM) Program consists of the acquisition of medium to large Multifamily Apartment Buildings. Our program is designed to broaden those opportunities normally only available for those with very high net worth. We create opportunities for individual investors, investment groups and institutions to invest in stable commercial real estate by contributing the capital necessary to purchase an asset.
We have a proven track record of managing assets that provide a stable cash yield and increased equity over the long-term. Before we invest in any property, however, we apply our proprietary due diligence process to every property we identify as a possible investment opportunity. Once a property has passed our rigorous internal guidelines, we open the opportunity to our investors. With two to three investments over a 10-year period, an investor could be on his way to millionaire status.
The leverage offered by our MFAM Program creates cash flow and upside appreciation to our investors, it also passes tax benefits on to them through depreciation.
Our criteria for any investment we consider includes, but is not limited to:
- The city must have a positive growth trend: we evaluation the projections of individuals or families migrating into the city and the infrastructure planned to support this anticipated growth
- Employment must be on the rise with rental demand high and sustainable for at least 3-5 years
- Appropriate infrastructure must exist with positive evaluation of schools in the area
Our stringent evaluation of the area includes questions and assessments to identify the possibility to maximize income and thus increase (or force) appreciation on the value of the property.
The properties we like to invest in are typically 80 to 200 units in size, and have become sub-standard due to:
- Poor management,
- Rents that are under market, and
- Deferred maintenance.
We invest in properties where we can increase the Net Operating Income, or NOI (the bottom line), by increasing occupancy, improving property management, and reducing expenses. In sum, the value of a large property is a function of the income it produces, so we capitalize on that potential. When that potential is maximized, it’s usually time to sell the investment and either distribute profits to investors and/or leverage up to a larger property.
