Our Cash Flow and Equity Fund was developed to meet the needs of investors looking to participate in the current distressed property market without the requirement of acquiring lending or managing property.

For three years, 37th Parallel Properties reviewed many investment properties that were ideal for single-family home flips, but not necessarily a match for our cash flow property offerings. We passed on those. Since then, 37th Parallel Properties has moved into the retail (owner-occupied vs. renter-occupied) market with significant success.

By leveraging the existing analysis, acquisition, renovation, and sales infrastructure, the Cash Flow and Equity Fund can take advantage of both profitable segments of the residential market (rental homes and retail flips) by acquiring property in safe markets with pre-developed successful teams. This will allow the Fund to aggressively acquire the right properties and begin driving profit to the investors within months of closing the fund.

We have developed a proven transition process that is built upon our success. We will:

  2. Perform detailed and disciplined due diligence on the property
  3. Make/negotiate an offer (most offers are on bank-owned or motivated sellers)
  4. Inspect the property and develop a rehab budget
  5. Close on the property
  6. Begin rehab as well as listing/marketing
  7. Complete rehab and quality assurance
  8. Receive sales contract(s)
  9. Negotiate and close
  10. Redeploy capital to new purchase

By following this roadmap to success, we hope to provide annual investor returns of 15%+.
