We are proud to announce our newest multi-family investment offering, Sweetbriar Apartments! This opportunity consists of 78 high quality apartment

Hunters Point Acquisition is Complete!

Hunters Point apartments is now closed and is transferring to operations.  It is a very stable high-quality apartment project which is already showing great signs such as:

  1. The property is 100% occupied with no lease exposure until April/May of 2010.
  2. We’ve already received some renewal requests for 2010, as the Oldham Goodwin Group, our Property Manager, has an excellent track record in College Station.
  3. The management transition process has already started and on a positive note, we’ll be able to keep the current maintenance person thus providing for some great knowledge transfer.
  4. The 30, 60, 90 day improvement plan has already been drafted and is beginning implementation.

Investor/Partner Spotlight

Barbara Thomas, a current investor, is a semi-retired nurse with an amazing network of family (husband, son, and daughter) and friends.  She is officially retired, but because of who she is, we expect that she will be part-time in a lot of different consulting, investing, and charitable activities for a long time to come.  Barbara is an investor in several of our commercial investments (Brazos, Marriot, etc)  and has been with us since the very beginning.   As a 37th Parallel Properties investor, Barbara is part owner of the top performing Courtyard Marriot in the country (New Braunfels, TX), and a 100% occupied 134 unit apartment project in College Station, TX.

Special Projects

From time to time we come across “Special Projects”:  investments that make sense, but that don’t quite fit  into one of our programs.  Here is a great example:We are currently evaluating a 10 unit student housing opportunity right next door to a well known private university with rapidly increasing enrollment and insufficient supply to meet the required demand.  It is a little too small for 37th Parallel Properties to manage for our investors but it could provide an excellent investment opportunity for the right investor or investment team.   It is a bank owned property with 4 occupied units out of 10 and some required renovations.  If you are interested we can provide access to the local resources to get the project done and manage it profitably.
