Cash Flow Properties

Our Cash Flow property program is a little different. It’s made for those investors who want cash-flow to live on and more (e.g., $10, 000 per month passive income and $1.5 million in equity after 10 years, possibly sooner…thus it is commonly referred to or marketed as as the “10/10 Program”).

  • We will work with you as your dedicated real estate investment advisors. This allows us to focus on the education and mentoring of individuals/teams towards achieving their long term goals. Our initial commitment is help you invest and manage your portfolio for ten (10) years.
  • The minimum property investment is $50,000 per year for two years equaling $100,000 total (you buy the properties, not pay us). After that no additional investment is required, however you can invest more if you’d like to accelerate the program or participate in multi-family investments to accelerate your 10/10 path. After years 2 and 3, the bulk of the cash flow from your investments will be re-invested to purchase every additional investment property until your goals are reached. Thus, no additional capital is required after year 2. At that point, you have a self-funding real estate investment business. Note the $50,000 commitment per year is not all required up front. It can be happen during any 12 month duration.
  • Think of your first investments as one leg of many legs in your investment portfolio. With our help and guidance it is feasible that you could possibly own 30-40 investment properties (or equivalent larger properties) in your portfolio where one day in the future you will have gained financial security for the rest of your life.
  • In addition to the 10/10 program, you will have first right to all multi-family investments (note the investment minimums are normally a little higher). Our annual goal is to identify, qualify, acquire, and reposition/maintain 2 to 3 larger multi-family apartment buildings per year.
  • After you have built equity in your properties you will be in a position to purchase small to medium size commercial properties that will give you more monthly cash flow and build more wealth for you and your family. As a tip, this is what Robert Kiyosaki and Donald Trump and other sophisticated investors do to, purchase commercial properties and pay little or no income tax.
  • Ultimately, we view the 10/10 program as a mentorship commitment. We’ll work with you, having done this before, to help you achieve your real estate investment goals.

This is only the beginning. Once you obtain the first ten properties and are reinvesting the cash flow, we will help you:

  • Invest in small to medium commercial apartment buildings (20-150 units)
  • Invest in small to medium commercial retail centers (7-16 units), or
  • Invest in one or more of our hotel franchise projects such as The Hilton, Sheraton, or Marriot Hotel chains.

We believe that 37th Parallel Properties investments’ are superior because we maintain standards that will allow our investors to build a strong diversified portfolio of properties. With each purchased property you will receive the following:

  • A fully inspected and renovated property. We evaluate every property for structural, environmental and location deterioration issues. If we see a problem in any of those three areas, we pass on the property. See the property renovation section for our renovation standards.
  • 10-20% Cash on Cash return average. Some properties will be higher, some may be lower. The goal however, is to maintain a 20% cash on cash return average for all properties that you own outright.
  • 30% Internal Rate of Return or higher. Your total return from all sources (Cash, Appreciation, Principal Reduction, etc.) over a 5 year period will be 30% of higher. At this rate of return, your money doubles every 2.5 years.
  • Instant Equity in each purchase With 20-25% down you’ll have great equity in the property from day one.
  • Net Cash Flow of $135 to $1,000 per month depending on property type and size.
  • The property will be leased up with a fully screened tenant. You will be purchasing a pre-existing income stream.
